We have turned down more business than we have taken. That is the whole strategy.

2004 to present

How it started.

Alder and Bay began in 2004 with two agents, a rented room above a bakery on Dupont, and a conviction that the luxury end of the Toronto market was being served badly. Not dishonestly, just carelessly, by people with too many files open at once.

Twenty-two years later we are six. We could have been sixty. Each year we take on roughly forty engagements between us, which is about a third of what we are asked to take, and it is the reason a principal can still be at every viewing.

We are not the biggest practice in this city and have no ambition to be. We would simply like to be the one people describe accurately to their friends.

Three things, consistently.

Say the difficult thing

If your kitchen is the problem, we will tell you it is the kitchen. If the house you love has a foundation issue, you will hear it from us before you hear it from an inspector.

Never hand you off

The person who values your home negotiates the sale of it. There is no junior team behind the curtain, because there is no curtain.

Protect the private

We do not post your address, your renovation or your closing price to social media. What we know about your house stays in this office.
