The brief

An hour, in person. What you need, what you would trade away, and the number you would rather not go past. Written down, so we all work from the same page.

The search

Public listings, our own off-market register, and direct approaches to owners on streets you have told us you want. You see a shortlist, not a firehose.

Diligence

Inspection, status certificate, survey, and a frank read on what the house will need in the first five years. We would rather lose the deal than let you buy the wrong one.

The offer

Structure, conditions and timing designed for the specific seller. In competition we will tell you when to stop, and we mean it.

Off-market

The register.

We keep a standing list of Toronto owners who would sell at the right number but do not want their house on the internet. Some of them have been on it for years.

When your brief matches one of them, we make the approach on your behalf. There is no fee for registering and no obligation attached to it.

Before you start.

What does buyer representation cost me?

On a listed property, nothing directly. Our side is paid from the seller commission. On an off-market purchase we agree a fee with you in advance, in writing, before any approach is made.

Before we make an offer, yes. Before we start looking, no. We can introduce you to two brokers we work with regularly if you do not already have one.

We hold a list of owners who have told us they would consider selling at a particular number. When a buyer brief matches, we contact the owner privately. Nothing is published and nothing is shared with other agents.

Yes. About a fifth of our buyers are overseas at the point of purchase. We do unedited video walk-throughs, arrange independent inspections, and can act on a limited power of attorney where timing requires it.

Federal and provincial rules for non-resident purchasers change often. We walk you through the position as it stands and put you in front of a real estate lawyer before you commit. We do not give tax advice ourselves.

Most of our buyers are between three and nine months from brief to keys. If your requirements are narrow, a particular street or lot width, it can be considerably longer, and we will say so at the start.
